Property Management
took over the Property
Management Division of
Capital Management in
2003 under the
direction of Jerry B
Bice II. With the
staff working only to
serve the
preservation,
prosperity, and
management of each
individual property
under Pacific Legacy
Property Management we
have alleviated the
distractions of spin
off divisions such as
real estate sales,
lending, loans.
Pacific Legacy has
developed working
relationships with
providers from all
aspects of real estate
services as well as
maintenance vendors in
order to best serve
the property.
In our early stages,
Pacific Legacy focused
primarily rentals and
associations in
Imperial Beach due to
the proximity to the
corporate office with
the belief that a
management company
that is located 45
minutes away from the
managed property could
not be managed
efficiently. Pacific
Legacy currently
operates in two
markets in San Diego:
South Bay (serving
Imperial Beach and
Chula Vista), as well
as Central San Diego
(Mission Valley,
College Area). We are
currently undertaking
negotiations for
opening a satellite
office near San Diego
State University to
better serve the
rentals that we manage
throughout the area.
We currently hold
membership to several
associations that are
essential in the
management industry
that not only provide
solutions and benefits
to our company, but in
turn provide these
benefits to our
managed properties.

California Apartment Association's Mission is to represent the ethical members of the rental
housing industry in all aspects of government affairs within the State
of California and Nationally, and to provide information, products
and services which contribute to the success of their businesses. CAA is
the industry leader in affecting policy and legislation that regulate
rental housing. CAA encourages and supports the fair, ethical and
professional operation of rental housing.

Community
Associations
Institute is the only national
organization that serves as a clearing house and research center on community
associations, assists
its members in
establishing and
operating
successful
association
communities
through
available
publications,
workshops, and
technical
assistance,
provides a
national forum
for discussing
key issues in
the association
field, focuses national attention on
the needs and concerns of individuals and professionals involved with community
associations.

The Fair Housing Act, 42 U.S.C. 3601 et seq.,
prohibits discrimination by direct providers of housing, such as
landlords and real estate companies as well as other entities, such as
municipalities, banks or other lending institutions and homeowners
insurance companies whose discriminatory practices make housing
unavailable to persons because of race or color, religion, sex, national origin, familial status, or disability.
